Creating a process of buying is the easiest and least stressful way to ensure your journey is simple but at the same time focused on achieving our goals in transacting your new home. Whether this be for living or a holiday home until retirement. 80% of my clients buy for investment. They rent it out all summer and use it in the winter. Enjoying an annual return whilst enjoying their asset.
1. Budget
Whether you are buying cash or finance.
Budget remains the most important factor throughout the process. Not just in the purchase price but there are other costs to factor in such as Tax, Legal Fees, Notary Fees, and Annual Management Fees if you buying in a complex. All this should be factored into your budget so we are not stretching ourselves and we thoroughly enjoy the lifestyle. After all, that is what we are buying.
2. Location
The key to a great property is the Location
The cliche of location location location. Which the fact of the matter is very, very true. We should always take the time to get to know the area properly. If we are buying to live we should be close to all of the amenities that are important to our everyday life. If we are buying for investment we should do the same but engage with what’s important to other people who are going to pay us rental fees.
3. Type of Property
There are many different styles of properties in Spain
Maybe you are looking for a luxurious villa in the vibrant areas of Marbella and Puerto Banus. Or a Townhouse in the up and coming Estepona. We might like the views of the sea and mountains so somewhere more like Mijas or Benahavis is more suitable. Whether you are looking for a new build or resale we have access to nearly every single property for sale on the Costa del Sol.
4. The reason for buying
What is our reason for buying.
Are we buying to live here, or are we buying for a holiday home for the family? Is it for retirement? A lot of my clients buy for all of them reasons plus they purchase for investment where they rent it out in high season and use it in the low season. Giving themselves a return on investment from the get-go.
5. Wishlist
Doing this will really simplify your journey.
Writing down a list of all of the things you need in a property and of the amenities you need to be close by also, that you can’t live without is the first step to the right purchase. Then create a secondary list as in it would be nice but not life-changing. Do this and let your agent know this will save everyone so much time, effort, and money as it costs to come and view properties so it will also cut out a lot of disappointment too.
